I (Tony) was living at an apartment complex one time and there was an apartment fire. Thankfully not involving my apartment. The alarm system in the 1st floor unit shorted out and caused a 5 apartment fire. Even though the fire did not actually burn all the units, the smoke and water damage was immense. This was many years ago and renters insurance really wasn’t a thing, this was also well before the internet and “Go Fund Me” opportunities. In the end, the Red Cross stepped in and provided some basic necessities and temporary housing. The tenants had nothing left, they were stuck starting from scratch. I am sure there were lawsuits and more but really, you need your life back and you need it back now. Thus, Renters Insurance.

Is Renters Insurance Required in Texas?

No, by law Texas Renters Insurance is not required, However, landlords can and do require Texas Renters Insurance as part of the lease agreement. At that time the requirement for Renters insurance is in a legally binding contract and required. 
Whether required or not, a Texas Renters Insurance policy is highly recommended.

Does Bundling with My Auto Coverage help?

Yes, in most cases if you “bundle” your Texas Renters Insurance Policy with your Texas Auto Insurance discounts do apply. Does it Cover My Roommates Stuff?

No, the typical Texas Renters Policy will only cover the liability, property, and guest medical for the primary insured (you).
Some insurance providers may allow you to add an additionally insured however that is not common. Each resident of the rental should have their own Texas Renters Insurance Policy 

Do I need to Inventory my Stuff?

Although not required it is recommended especially if you have high end electronics and jewelry. Having serial numbers, pictures, and date of purchase even for tools will help in the event you have a loss. If you have a theft and say you lost $1000 worth of tools, you must be able to prove it. Unfortunately the insurance company cannot just take your word for it.

What is ACV & RCV Coverage?

These are very important terms to understand.

ACV Coverage: This means Actual Cash Value, thus if you have a $1000 laptop that is a few years old, the Actual Cash Value after a few years may only be $250 or so. ACV coverage only pays the current assumed value based on depreciation. The final amount is also paid less the deductible. This coverage may also be referred to as “Scheduled Payment Coverage”

RCV Coverage: This means Replacement Cost Coverage – it is more expensive then ACV Coverage however this coverage replaces the lost item with what is referred to as “Like Kind and Quality” 
In this scenario the same $1000 laptop may not cost $1000 in todays world, a similar laptop may now be sold for $850. RCV coverage will pay the Replacement Cost of the item (less deductible)

Within these two options, if you have a $500 deductible and your item is only worth $250, ACV will pay nothing. If you have RCV and the item is still worth $850 the insurance will pay $350 ($850-$500 = $350)

What Deductible do I need?

By general rule of thumb, the higher the deductible the lower the premium. This is not the best way to choose a deductible though.

Basically the deductible is how much of the coverage you as the customer are willing to absorb when a claim arises.  Thus, if you have a $250 deductible and your laptop is stolen. With RCV Coverage, you would only pay $250 and the insurance company would pay the rest of the replacement cost of the item. If you had a $1000 deductible, that means that you are willing to pay $1000 out of pocket before the insurance kicks in. This high of a deductible might be considered a catastrophic loss coverage instead of covering a single item.
